Our founder, Bill Syrios, first purchased property in Eugene, in 1989, near Hayward Field's world class track facility at the University of Oregon. Having worked on campus, student housing was a natural niche for Bill. He combined his knowledge of student needs and real estate to renovate hundreds of properties in Eugene, providing needed student housing. Stewardship was born.
Using campus rentals as a foundation, Bill and his team broadened out and for the last 32+ years he has acquired, renovated and rented properties from Cottage Grove to Portland, one purchase at a time. In the early years, it was mostly single family houses that needed renovation. He then expanded to small and medium-sized apartment complexes also with a “value-add” rehab focus to increase their attractiveness to residents' needs.
Currently Stewardship owns 700+ properties in Oregon and has taken on Oregon partners Jim Lerman and Amanda Perkins especially in the Portland area market.
Beginning in Oregon back in 1989 and then in our three other locations, Stewardship has created its own local management companies (who run the same software) because we strongly believe that management is the key to building strong buy and hold investment companies.
Here’s the rental websites that we use to manage our Oregon, Kansas, Missouri and Texas properties respectively: StewardshipRentals.com / StewardshipHM.com / 333Rent.com / StewardshipPM.com.
First Midwest Market: Kansas City: In 2006, Bill's second oldest son Andrew Syrios, came to work for Stewardship. In 2010 Andrew and Bill formed their partnership and made the decision to buy and hold real estate in Kansas City, MO and the surrounding area. In January 2011, Andrew moved to Kansas City full-time and began his Midwest adventure. Phillip, Andrew's brother, and Bill's 3rd son, followed in September of 2011. Stewardship now owns real estate totaling over 630 houses (mostly) and apts. units in the Kansas City area.
Dallas, TX: In 2011, Bill and his long-time partner, Greg Whiteley, made the decision to purchase a 37-unit complex in Dallas, TX. They rehabbed and repositioned the property into what we currently call Ann Avenue Apartments. Later they purchased and rehabbed a 39-unit complex in Euless, TX, Alexander Lane Apts.
In 2016, Bill and Greg, formed an additional partnership known as SPJ Real Estate LLC, with another partner, Juan Cipriano. Beside the two apartment complexes, we presently own 50 single family, duplex and small apt. units in the Dallas area.
Emporia, KS is home to "the Harvard of the Midwest" where Bill went to college and met his wife, Teressa. So, why not start a real estate company with one's nephew, Kyle Long, niece, Jessica, and husband, Seth Morehead? This is exactly what Bill did in 2017 and collectively they own 125 houses and apartment units today.
Under Matt Perkin's leadership Stewardship began new construction and has designed and built a number of properties.
In 2020 Stewardship parlayed it's experience, going a step further to began building multi-family properties.

Given the housing crisis--where demand is dramatically outstripping supply, contributing to the lack affordability--the state of Oregon initiated new infill construction policies. Stewardship has geared up to find ways to add housing to existing lots that qualify for such structures under the new housing code.
